If you live or run a business in Abu Dhabi, a major new directive is about to give your bank account some welcome breathing room.

The Abu Dhabi Real Estate Centre (ADREC) has officially announced a temporary freeze on all rent increases. Effective immediately, landlords are prohibited from raising rental prices during lease renewals, offering immediate financial predictability to tenants across the emirate.

Here is a breakdown of what this decision means for your home, office, or storefront.

Previously, landlords in Abu Dhabi were legally permitted to increase rents by up to 5% upon contract renewal. Under the new directive, that maximum cap has been slashed to 0%.

Your rent must remain exactly the same as stated in your previous contract. This rule applies to:

  • Lease Renewals: When your current contract expires, your landlord cannot charge you a fil more.
  • New Contracts on Occupied Properties: If you move into a unit that was recently occupied, the landlord cannot hike the price for the incoming tenant; it must match what the previous occupant paid.
  • All Property Types: The freeze strictly covers residential (apartments and villas), commercial (offices and retail shops), and industrial properties (warehouses).

The Reem Island & ADGM Exception

If you live or work on Reem Island or within zones managed by the Abu Dhabi Global Market (ADGM), double-check your lease. Because these areas operate under an independent legal and regulatory framework, they may not be bound by this specific ADREC freeze. It is highly recommended to clarify your status directly with your building management.

  • Check Your Tawtheeq: Your rent is officially logged in Abu Dhabi’s Tawtheeq system. The new rule mandates that your renewal price must perfectly match your last registered Tawtheeq contract.
  • Hold Your Ground: If your landlord attempts to sneak in a rent increase, politely push back and direct them to the latest ADREC directive.
  • Escalate if Necessary: If a landlord refuses to comply and insists on a price hike, you can report the violation and open a dispute directly through the ADREC website or their customer service channels.
